 Being a part-time Florida resident can be the best of both worlds if you don't like the snow or the extreme heat. 

Unfortunately vacant homes are a squatters dream come true. If a squatter takes over your home it can be a nighmare getting them out. 

We can keep an eye on your home as frequent as you would like so you don't come home to any surprises.

Building a home requires a lot of expensive materials and equipment. Leaving those items unattended is an invitation for bad actors to steal or damage them, resulting in thousands of dollars in loss. 

We will be there when you can't be there.

Construction sites are usually unfinished job sites where expensive materials and equiptment are left unattended during off hours. Damage or theft of these items can result in thousands of dollars in loss and delays. 

Protect your investment. We will keep an eye on those items during those off hours. 

Are you a real estate agent with vacant listings outside of your immediate service area or a busy agent that doesn't have time to check on all of your vacant properties?

We are available to check on those properties and make sure agents are turning the lights off and securing the home after showings or change lockbox codes. We can also check on the home after bad weather and make sure squatters haven't moved in.

 This is the baseline service for responding to the property. Included is a visual check of the exterior of the property for anything damaged or tampered with, such as broken windows, forced entry into the home, storm damage and damage to utility equipment. All doors will be checked to make sure they are secure. 

These are visits that require immediate response, such as an activated alarm that requires a key holder to respond to assist emergency services. Other servises that may fall under this service would be a lockbox code has been compremised and needs to be changed right away or a service provider is having a problem and needs someone to respond to the property. 

We will check the home to make sure all lights are off, instructions have been followed and the home was secured after an authorized person was inside. This may apply to a home that is for sale and the seller has authorized Real Estate Agents to show the property and has granted access through the lockbox. 

If you are leaving a key a lockbox is required. If you do not have your own we will provide one. 

Also, if you need a lockbox outside of our vacant home check services, but don't want to purchase one you can rent one.  

In Florida the water has a high mineral content. If you don't run the water periodically or flush the toilet you could experience issues like: pipe clogs due to mineral buildup, unpleasant odors from stagnant water, potential bacterial growth within the plumbing system, and in extreme cases, sewer backup if the pipes become completely blocked. 

We will run the water through all faucets, run the washing machine and flush all toilets. We will also check all appliances to make sure they are working properly so there's no surprises when you come home. 

We will retrieve your mail from a mailbox on your property or a mailbox within the community and bring it inside of your home for safe keeping. 

If you need your mail retrieved from the local post office there will be an additional $10.00 per visit fee plus the mail retrieval fee. 

This service consists of light cleaning to maintain your home while you are away. Includes sweep/vaccum, mop and wipe down counters. 

We will verify that service providers you have hired to maintain your property while you are away are actually providing the service you have paid them for. This could include law care, tree trimming, pool cleaning, window cleaning, storm shutter installation, ect.

This service consists of removing fallen branches, fronds or brush, and cleaning up any debris that has settled on the property.

We will water your indoor and outdoor plants as needed.

This service is for self sufficient animals that primarily just need to be fed on a regular basis, such as fish, reptiles, hamsters and cats. 

We will clean your cat's litter box to help keep your home clean and your kitty happy while you are away.
